The South London Residential Environment

South London is not one place. The borough of Lambeth alone has Victorian terraces, 1960s tower blocks, new-build apartment developments and high-specification riverside buildings within a few streets of each other. What works on one does not translate to another.

What almost all South London residential buildings share is the challenge of communal space, lobbies, stairwells, car parks, bin stores and shared amenity areas are where access is hardest to control and where incidents tend to happen. A large block in Vauxhall or Peckham might have hundreds of residents, visitors, contractors and delivery drivers moving through it on a busy day. Patrol plans need to be documented and timed. A route that looks reasonable on a floor plan is sometimes impractical on the ground, particularly in older blocks. We walk sites before agreeing patrol plans rather than producing them at a desk.
