What Surrey Corporate Security Actually Looks Like

A lot of the corporate work in Surrey sits along the M25, M3 and A3 corridors, and the geography of those corridors has shaped the kind of commercial premises that have been built in the county. Guildford has a dense professional services cluster around the town centre and the Surrey Research Park, with a lot of well-presented head office buildings used by financial, legal and tech firms. Woking is a similar pattern around the station and Brewery Road, but with a higher proportion of multi-tenancy buildings and serviced offices. Weybridge brings the Brooklands estate and the cluster of corporate buildings along the A3 between Cobham and Esher, including some of the larger HQ sites in the county. Reigate, Redhill and the eastern side of the county pick up the M25-adjacent business parks and the kind of distribution and back-office operations that come with that. Camberley and Farnborough sit on the western edge with their own mix of defence-adjacent and aerospace-adjacent corporate sites.

What makes Surrey different from London is the dispersal. A lot of clients have several buildings across a wider area rather than one tower with everything in it, which changes how you run cover. A patrol pattern that hits four sites across Guildford, Woking and Weybridge needs different planning to a single concierge desk in a Croydon office.

Security That Doesn't Fit the Site Tends to Get Worked Around

Most corporate security problems are not really about the threat. They are about a service that was bolted onto a site rather than designed for it. Reception cover that does not know the visitor policy. Doors propped open because the access system gets in the way at busy times. Patrol routes that look thorough on paper but miss the spots where things actually go wrong.

If that is recognisable, you are not alone. It is the most common reason businesses ask us to take over from a previous provider. The fault is rarely the individual guard. It is that nobody invested the time at the start to work out what the site needed. That is where we begin every contract. Manned Guarding

Manned guarding in Surrey is different to most other parts of the South East because of the geography. A lot of the corporate premises in the county are multi-building campuses on a business park, with shared roads, parking and service yards, the Surrey Research Park in Guildford, the Brooklands estate around Weybridge, the M25-adjacent parks around Reigate and Redhill. Static cover on a single front door does not work on a site like that. The pattern that does work is usually a combination: an officer at the reception position of the main building, plus a mobile patrol covering the rest of the estate on a documented route, which requires a vehicle and a proper patrol plan rather than a copied London template.

The other Surrey pattern is the corporate HQ on its own grounds, Brooklands, the larger A3-corridor sites near Cobham and Esher, where cover is closer to a country-estate model with a bigger perimeter and an officer running visitor management, vehicle access and patrol in parallel. All officers are SIA-licensed and briefed on the site before their first shift. We cover daytime, out-of-hours and overnight requirements on contracted and short-term bases.

Reception and Concierge Security

Not every Surrey business wants a guard standing at the door. For offices where first impressions matter, our concierge officers handle visitor management, issue passes, enforce access policies and keep an eye on the building. The job changes by location. In the professional services buildings around central Guildford and Woking, the role is essentially front-of-house for clients arriving for meetings and senior staff who expect a particular standard at reception, the volume is lower than a London office but the expectation is, if anything, higher. In the corporate HQ buildings around Weybridge, Cobham and Esher, the concierge is often combined with visitor screening and parking management on a private estate, which makes the role partly security and partly brand representation. We brief for both.

Access Control and Visitor Management

Who can get into your building, and which parts of it, is something a lot of businesses do not think about carefully until something has gone wrong. The Surrey access control challenge has two distinct shapes. The first is multi-tenancy buildings, most of the office stock in central Woking and a fair amount of what is on the Surrey Research Park, where the list of sub-tenants, contractors and approved visitors changes constantly. Unless someone is actively maintaining the policy, it goes out of date inside a few months. The second is the multi-building corporate campus, which is more particular to Surrey than to other counties. The Brooklands estate, the larger Cobham HQ sites and the multi-building Surrey Research Park tenants can have several hundred staff moving between buildings during the day, and access has to be coordinated across all the buildings rather than treated as a separate problem at each one.

Incident Management

Our officers are trained for aggressive visitors, unauthorised entry, fire evacuations and medical emergencies. Many come from the armed forces and emergency services. The Surrey incident profile is shaped heavily by response times, which vary considerably across the county. A site in central Guildford, Woking, Weybridge or Reigate gets a relatively fast Surrey Police and ambulance response. A building on a more rural business park, south of Guildford towards Cranleigh, the lanes between Dorking and the Sussex border, the more isolated sites around Bagshot and west towards the Hampshire boundary, can wait noticeably longer for police attendance, particularly overnight. A second Surrey factor is the high concentration of wealth across the county; the commercial sites that sit alongside it (financial services offices, private banks, estate agents handling high-value transactions) sometimes see incidents linked to that backdrop, and procedures on those sites need to reflect it.
